Welcome! This is the home of the future residents of Kaleidoscope Village, the first cohousing community in Austin, Texas. KV will be a community of 37 greenbuilt homes on six acres. A cohousing community is an intentional neighborhood that balances privacy and home ownership with community living. If you are not already familiar with the concept, a good introduction can be found at cohousing.org. The more detailed Joining a Cohousing Community by Stephen Gold will help you understand the process of creating cohousing. Using Gold’s terminology, our current model is the hybrid developer-driven model (two of our longterm members formed KV Creation LP to purchase and develop the property on our behalf) and we are between the “Own Site” and “Building” stages.
Our Current Status
- KV Creation has clear title to the land.
- We have City of Austin site plan approval.
- Architectural construction drawings are finalized except for minor changes still under consideration. Click on THE HOMES tab at top to see our floorplans!
- The first phase of infrastructure, primarily involving drainage, has been completed.
- The developers have contracted with a builder.
- The developers are seeking interim financing (construction loan) for the remainder of the project.
What Is Our Timeline?
In the current economy, that is hard to predict. KV Creation is in the process of getting hard bids for the revised budget to take to potential lenders. Two or three years ago, lenders were typically requiring preapprovals and sale contracts for fewer than half of homes before greenlighting a condominium project - that is not the case any longer. There’s something of a circular process that has to be worked through. Buyers need to know price and timeline in order to sign a sales contract; lenders want to look at the buyers before offering terms, which impacts the price and timeline.
