Kaleidoscope Village - The Homes
Kaleidoscope Village is planning to build 38 homes: seventeen duplexes, and four homes over the common house. KV will be a condominium: each household individually owns the living space of their unit, including non-structural walls. The structural elements of the units (exterior and structural interior walls, roofs) are owned and maintained by the community as a whole. Condominium documents establish ownership and responsibility details. Some currently planned features of the homes:
- Five-Star Energy Rating: The exterior first and second floor walls will be AAC (autoclaved aerated concrete); this green-building material is sustainable and fire-, mold-, and termite-resistant. The standard 8" blocks provide many benefits. www.xella-usa.com/html/us/en/product_information.php The insulated building envelope with spray foam insulated, sealed attic provides excellent energy efficiency. The metal roofs will be long-lasting, low-maintenance, and well suited for rainwater harvesting. We are currently planning to have solar-assist water heaters. Energy efficient lighting. Sealed, semi-conditioned attics for mechanical rooms and storage.
- Strong, Quiet Homes: All buildings feature autoclaved aerated concrete [AAC] 8 inch thick reinforced exterior walls with utilities routed into them as required. Stacked flats will have acoustic insulation between them. The townhomes' one shared wall, the demising wall between the duplex units, is 8 inch thick reinforced AAC concrete block with electrical, plumbing and other utilities routed into the blocks. AAC walls have rebar and poured concrete reinforcement providing both superior sound transmission coefficients (STC ratings) and exceptionally strong walls in addition to the green building benefits.
- Healthy Home: low-VOC paint, bamboo and tile or hardwood floors. AAC is considered nontoxic and has minimal outgassing. Cabinet and counter top choices will also reduce outgassing.
- Fiber-optic cable prewired to all homes.
- Ceiling fans.
- Ceiling height of main living area is 10' for all units. The upper floor of townhomes will have 9' ceilings.
- Double-paned windows: insulation plus noise reduction.
- Acoustic insulation for interior walls. Sound transmission coefficients [STC] between floors will also receive attention.
There is a significant amount of variation/choice achieved among the units. The pre-construction list prices are based on Unit Type and certain specific features, for details refer to the Pre-construction Price List. Note that the KV Owner's Association Budget Scenario is for a $5,000/month budget. The necessary budget may vary according to many factors. The budget has line items for such things as common area upkeep, utilities, and "blanket insurance coverage" for all structures. Individuals are advised to supplement the blanket insurance policy for the structures with their choice of condo owner's coverage.
